GM Services organises temporary accommodation during winter and other off-season periods.
We assess suitable properties, support responsible providers, and coordinate contract-ready placement for independent older people through a documented, evidence-led process.
Applications may be made by owners, operators, property managers and duly authorised representatives of accommodation premises with available winter or off-season capacity.
This includes, where suitable for assessment, hotels, aparthotels, serviced apartments, guest houses, holiday parks, lodges, cabins, villas, houses, managed residential properties, campgrounds and other accommodation premises accepted within the platform’s controlled property taxonomy.
Each property is assessed individually. The submission of an application, or the inclusion of a property type within the platform taxonomy, does not constitute approval, certification, contractual acceptance, placement confirmation or any guarantee of commercial outcome.
Applications and accommodation enquiries may be made in respect of independent older persons who are able to manage ordinary daily living without specialist assistance.
This includes eligible persons residing in residential homes and eligible persons living independently in the community. An enquiry or application may also be submitted by a family member, legal representative, duly authorised person, municipality, institution, association or other relevant organisation acting with appropriate authority.
The service concerns accommodation only. It does not provide medical treatment, medication administration, nursing care, personal care, continuous supervision, specialist support or emergency clinical intervention.
All applications remain subject to individual assessment, availability, appropriate authority or consent where applicable, and any subsequent written agreement. An application does not create an entitlement to approval, accommodation, funding, placement or contract.

We open the case file, verify the identity and role of the applicant, and define the required evidentiary documentation. We accept applications directly from accommodation property owners, operators, and referral requests for eligible independent older adults.
Each case file is managed strictly according to legal provisions, local municipal regulations, and HOTELS SENIOR platform standard operating procedures.
We evaluate whether proposed properties meet functional standards for off-season controlled placement. Our technical team reviews building parameters, operational permits, safety protocols, guest capacity, accessibility ratings, and seasonal readiness.
Any missing documentation, unresolved safety non-conformities, or municipal use restrictions will stop the file from proceeding to the mandatory physical inspection stage.
Preliminarily qualified properties undergo rigorous physical on-site inspection. Qualified HOTELS SENIOR assessors inspect physical room conditions, heating/cooling systems, common areas, emergency exits, access routes, hygiene protocols, and operational maintenance logs.
Following successful inspection, approved capacity is formalized through written flexible framework contracts. The agreement defines occupancy terms, total room allocation, guest house rules, operational responsibilities, commercial rates, cancellation terms, and modification protocols.
Platform registration or inspection completion does not constitute an agreement. Enforceable contractual relations exist only upon execution of written contracts signed by authorized representatives.
Upon contract execution, active guest placement workflows initiate immediately. Controlled placement operates within a target window of 14 calendar days, subject to verified room availability, participant consent, and compliance documentation.
Subscription plans grant access to the application gateway, secure owner portal, document vaults, and audit dispatch systems. Fee payment covers administrative application processing and platform features; it does not guarantee property approval or room occupancy.
For private owners listing single villas, apartments, standalone homes, or small residential units.
For commercial hotels, boutique resorts, aparthotels, and registered hospitality companies.
For asset managers, real estate groups, and agencies managing multiple property units.
For public agencies, senior housing providers, municipalities, and statutory care bodies.
Placement is designed exclusively for independent older adults capable of self-care within an off-season hotel environment. Screening verifies personal independence, medical self-sufficiency, identity documentation, emergency contact records, and agreement to stay protocols.
Participating properties must maintain continuous operational standards throughout the stay period, including active climate control, private sanitary facilities, clean linen replacement, reliable internet connectivity, accessible entryways, and 24/7 emergency contact readiness.
Properties are required to maintain displayed emergency evacuation paths, accessible first-aid equipment, clear local emergency contact details, and documented protocols for notifying platform representatives in the event of guest illness or incidents.
All financial arrangements operate under pre-agreed framework schedules. Payments are processed securely with standardized billing cycles. Rates reflect off-season parameters without hidden utility or maintenance surcharges unless explicitly noted in the contract.
Stay extensions or capacity adjustments require written amendment requests submitted through the portal at least 10 business days prior to contract expiration. Approval depends on verified availability and owner confirmation.
Cancellations are governed by the specific terms in the framework contract. Administrative charges, processing fees, and advance notification timeframes vary depending on whether cancellation occurs pre- or post-inspection.
Guests are entitled to clean, safe, and respectful accommodation in accordance with agreed specifications. Guests must respect house rules, maintain property condition, adhere to noise regulations, and comply with safety policies.
Property owners must maintain operational readiness, ensure continuous utility delivery (heating, hot water, power), maintain premises cleanliness, and resolve facility issues promptly upon report.
All personal and property data collected during screening, inspection, and placement is processed strictly under GDPR rules. Data is utilized exclusively for verification and operational execution without unauthorized third-party disclosure.
Disputes regarding facility standards or operational services are managed through the HOTELS SENIOR mediation channel. Formal tickets must be logged within 48 hours of issue occurrence for formal review and resolution.
HOTELS SENIOR reserves the right to conduct unannounced follow-up audits during active placements to verify ongoing adherence to safety, hygiene, and operational commitments.
Property owners must maintain valid public liability insurance covering guest occupancy. HOTELS SENIOR operates as an evaluation and platform coordinator and is not directly liable for property damage or personal injuries.
Approved partners receive secure login access to manage property availability, upload compliance documents, track placement progress, and directly contact dedicated support coordinators.
