CONTROLLED ACCOMMODATION INTERMEDIATION

GM Services

A documented route from property application to contract-ready placement.

GM Services is a United Kingdom-headquartered accommodation intermediary serving independent older people from Northern Europe, Scandinavia and Switzerland. We assess suitable off-season accommodation, coordinate verification and support authorised parties in establishing clear contractual arrangements.

GM Services is not a medical provider, nursing provider, care home, assisted-living provider, social-care provider or public booking marketplace.

SELECT THE SERVICE RELEVANT TO YOUR CASE

Each service explains its purpose, required input, process, output and legal boundary.

Choose the relevant service to understand what GM Services can assess or coordinate, what information is required and what outcome may follow. A service description does not create approval, a contract, a placement right or a commercial commitment.

Service 01

Accommodation Intermediation and Eligibility

A controlled route for independent older people and authorised referring organisations.

GM Services acts as an intermediary between suitable accommodation providers and eligible applicants. We work with independent older people, residential homes, families, legal representatives, municipalities, institutions, associations and other authorised organisations.

The service is intended only for people who can manage ordinary daily living independently. It does not cover treatment, medication administration, personal care, nursing care, specialist assistance, continuous supervision or emergency clinical intervention.

What the applicant should provide

  • Applicant and referring-organisation details.
  • Authority or consent where another person acts for the applicant.
  • Intended accommodation period, location preference and number of persons.
  • Information relevant to independent living, emergency contact and communication needs.

What GM Services provides

  • A defined application route.
  • Role-based case classification.
  • Clear information on the next required action.
  • Controlled coordination with the relevant provider or institution where appropriate.

Service boundary: GM Services does not determine medical eligibility and does not accept responsibility for clinical, nursing, personal-care or social-care provision.

Service 02

Provider Application and Property Readiness Review

A structured assessment of whether a proposed property is ready to enter the controlled process.

GM Services receives applications from owners, operators, property managers and authorised representatives offering off-season accommodation capacity. We review the proposed property before it is represented as suitable for contractual progression.

Properties may include hotels, resort hotels, aparthotels, serviced apartments, guest houses, holiday parks, cabins, villas, houses and managed residential properties. Every property is assessed individually; a property type is never automatic approval.

What the provider should provide

  • Ownership, operating authority or representative authority.
  • Property type, address, jurisdiction and legal use information.
  • Available units, rooms, beds and off-season capacity.
  • Operating model, availability period and responsible contact.
  • Supporting documents, safety records, access information and relevant insurance evidence.

What GM Services reviews

  • Declared legal use and operating model.
  • Location, jurisdiction and applicable active requirements.
  • Capacity, practical readiness and availability.
  • Supporting evidence, access information and safety arrangements.
  • Any material issue requiring further evidence, improvement or professional review.

Service boundary: GM Services assesses the application against the information and evidence available. The assessment does not replace a public-authority decision, statutory licence, insurer requirement or independent legal advice.

Service 03

Five-Working-Day Assessment and Gap Report

A clear, evidence-led response to a complete property application.

Once a complete application and the required supporting information have been submitted, GM Services processes the application within exactly five local working days. The period is calculated by reference to the working calendar applicable to the property’s jurisdiction.

The assessment compares the submitted property information, capacity, operating model, documents and available evidence with the active statutory, safety, operational and evidence requirements applicable to the proposed accommodation.

Possible assessment outcomes

  • The application is ready for the next controlled stage.
  • Further evidence is required.
  • Property improvements or corrective action are required.
  • Country-specific requirements are not ready for determination.
  • Further professional review is required.

Where requirements are not presently met, GM Services issues a structured Gap Report. The report identifies missing evidence, unmet conditions or operational issues and explains the required action before resubmission.

Processing-fee notice: An application-processing fee covers receipt, recording, review and assessment of the application; examination of documents and evidence; and issue of the assessment response or Gap Report. Payment does not guarantee approval, inspection, contract, occupancy, placement, licensing or any commercial outcome.

Service 04

On-Site Property Verification

A practical verification step before final contractual acceptance.

Following preliminary suitability, GM Services coordinates an on-site inspection of the proposed property. The inspection verifies the material facts declared in the application and confirms whether the property is practically ready for the proposed accommodation arrangement.

What the inspection verifies

  • Accommodation areas, practical condition and access routes.
  • Declared capacity, units, rooms and relevant communal areas.
  • Practical safety arrangements and emergency communication.
  • Operational readiness, responsible contacts and relevant records.
  • Any material difference between the application and the property observed on site.

The on-site inspection is a GM Services verification step. It is not a medical, clinical or public-authority inspection and does not replace any inspection, permit, certificate or licence required by law.

Service 05

Flexible Contract and Capacity Coordination

Clear written terms for approved capacity and the proposed accommodation period.

After the assessment and, where applicable, on-site verification, GM Services supports the authorised parties in agreeing a flexible written accommodation arrangement. The arrangement is tailored to the approved property, available capacity, operational model and agreed period.

The written agreement must address

  • Duration and whether the arrangement is short-term or long-term.
  • Capacity, allocation method and occupancy arrangements.
  • Accommodation conditions, included services and responsibilities.
  • Operating standards, notification route and incident communication.
  • Commercial terms, changes, cancellation, extension and termination.

No website submission, payment, preliminary discussion, assessment result or inspection outcome creates a contract by itself. A contract exists only when the authorised parties formally agree and sign it.

Service 06

Placement Coordination

Responsible coordination after the relevant accommodation agreement has been signed.

Once the authorised parties have signed the relevant written agreement, GM Services begins placement coordination without delay. The intended placement period is normally within 14 calendar days of signature, subject to contracted capacity, confirmed eligibility, required consent, operational readiness and applicable law.

What placement coordination includes

  • Confirmation of the contractual accommodation period and capacity.
  • Coordination of the appropriate referring organisation, applicant and provider.
  • Confirmation of required operational contacts and arrival arrangements.
  • Recorded communication of the next agreed action.

Service boundary: Placement coordination does not guarantee a particular property, date, capacity, contract, occupancy or outcome. It remains subject to the signed agreement, lawful eligibility, readiness and the provider’s available capacity.

Service 07

Provider Membership and Evidence Workspace

A controlled digital workspace for providers progressing through the GM Services process.

Eligible provider plans give the relevant owner, operator, property manager or authorised representative access to a secure account area for the application process. The available functions depend on the applicant role, property type, number of properties and offered capacity.

Provider workspace functions

  • Organisation and representative profile management.
  • Property application and draft-revision management.
  • Secure document and evidence submission.
  • Assessment communication, Gap Reports and resubmission actions.
  • Availability and capacity updates.
  • Contract-readiness messages and authorised dashboard actions.

Membership or plan payment purchases access to the relevant controlled application and administration service. It does not purchase approval, inspection, contract, occupancy, placement, licence or institutional demand.

Service 08

Institutional and Authorised Representative Coordination

A restricted route for organisations acting lawfully for eligible people or providers.

GM Services supports institutions, residential homes, municipalities, associations and authorised representatives that require a structured route to temporary accommodation capacity or act for an eligible applicant or provider.

The organisation must identify its role, authority, responsible contact and the purpose for which it is submitting information or seeking access. Access is limited to the information and actions required for that lawful role.

What GM Services provides

  • Controlled intake and role classification.
  • Coordination of relevant application or referral information.
  • Restricted communication concerning suitable approved capacity where applicable.
  • Contract-readiness coordination with the appropriate authorised parties.

Service boundary: GM Services does not publish public property listings, public calendars, instant booking, resident checkout or public nightly-stay payment. Capacity is managed as controlled contractual capacity.
