ABOUT GM SERVICES
ABOUT GM SERVICES
A United Kingdom-headquartered intermediary for controlled off-season accommodation.
GM Services is a British, Swedish, Norwegian and Danish company headquartered in the United Kingdom. We act as an intermediary for the temporary, short-term and long-term accommodation of independent older people from Northern Europe, Scandinavia and Switzerland.
We bring together suitable accommodation providers, eligible applicants, residential homes, institutions and authorised representatives through a controlled, evidence-led and contract-based process.
OUR ROLE
AN INDEPENDENT ACCOMMODATION INTERMEDIARY
We assess, coordinate and support accommodation arrangements; we do not provide care services.
GM Services receives and processes accommodation applications, assesses the readiness and suitability of proposed properties, coordinates on-site verification and supports the authorised parties in reaching clear written contractual arrangements.
Our role is to provide a structured route from application to contract-ready placement. We do not own every property, act as a medical provider or replace the legal obligations of an accommodation provider, institution or public authority.
WHO WE SERVE
FOR INDEPENDENT OLDER PEOPLE AND RESPONSIBLE ORGANISATIONS
Our accommodation route is designed for independent older people who can manage ordinary daily living.
We work with independent older people, including persons referred from residential homes and persons who are not currently accommodated in such homes. We also work with their families, legal representatives, municipalities, institutions, associations and other authorised organisations.
The service does not cover persons who require treatment, medication administration, personal care, nursing care, specialist assistance, continuous supervision or emergency clinical intervention.
WHAT WE ASSESS
SUITABLE ACCOMMODATION, VERIFIED BEFORE CONTRACTUAL PROGRESSION
We assess off-season capacity in hotels, aparthotels, guest houses, holiday properties and managed residences.
GM Services may assess hotels, resort hotels, aparthotels, serviced apartments, guest houses, holiday parks, cabins, villas, houses and managed residential properties. Every property is assessed individually.
The assessment considers the declared legal use, location, operating model, available capacity, supporting evidence, safety arrangements, access information, practical readiness and the requirements applicable to the relevant jurisdiction.
HOW WE WORK
A DOCUMENTED FIVE-STAGE PROCESS
Our process is designed to establish suitability before placement and contractual commitment.
2. Assessment — We assess the proposed property against the active statutory, safety, operational and evidence requirements applicable to it.
3. On-site verification — Following preliminary suitability, we coordinate an on-site inspection to verify material facts and operational readiness.
4. Written contract — The authorised parties agree the period, capacity, conditions, responsibilities, services and commercial terms in writing.
5. Placement coordination — Following signature, we coordinate the accommodation process within the agreed operational period, normally within 14 calendar days, subject to eligibility, readiness, capacity and law.
ASSESSMENT & TRANSPARENCY
A CLEAR RESPONSE WITHIN FIVE LOCAL WORKING DAYS
A complete property application receives a structured assessment outcome.
GM Services processes a complete application within exactly five local working days, calculated according to the working calendar applicable to the property’s jurisdiction.
Where further evidence or improvement is required, the applicant receives a structured Gap Report explaining the missing evidence, unmet condition or operational issue and the actions required before resubmission.
An assessment is based on the information and evidence available at the time. It does not replace an official decision of a competent authority, a national licence or independent legal advice.
OUR STANDARDS
EVIDENCE, RESPONSIBILITY AND CONTRACTUAL CLARITY
We do not treat incomplete evidence, a payment or a preliminary discussion as approval.
GM Services uses documented information, active applicable requirements and professional review to support responsible decisions. Where a legal, safety or evidence issue remains unresolved, the application cannot be represented as approved.
An on-site inspection is a GM Services verification step. It is not a medical, clinical or public-authority inspection and does not replace any inspection, permit or licence required by law.
FEES AND CONTRACTUAL POSITION
PROCESSING FEES FUND THE REVIEW — NOT THE OUTCOME
A processing fee pays for application handling and assessment; it never guarantees approval.
Where applicable, the application-processing fee covers the receipt, recording, review and assessment of the application, the examination of documents and evidence, and the issue of an assessment response or Gap Report.
Payment does not guarantee approval, on-site inspection, contract, occupancy, placement, licence or commercial outcome. No contract is created unless it is formally agreed and signed by the authorised parties.
